Pre-contract

  • Developing and finalising the project brief/employer’s requirements
  • Advising on project funding and associated monitoring requirements
  • Advising on procurement route, forms of contract, and related agreements
  • Advising on programming, including prioritising and phasing of the works
  • Advising on project risk assessment and control procedures
  • Assisting with the selection and appointment of consultants and contractors
  • Co-ordinating the activities of the project team to ensure an integrated and client-focused approach
  • Advising on planning, building regulations and other statutory applications
  • Preparing tender documentation and managing the tender process
  • Evaluating the tenders and making recommendations
  • Chairing value engineering negotiations if necessary
  • Advising on contract award, and preparing contract documents for execution

Post-contract

  • Chairing the pre-commencement meeting, and regular progress meetings thereafter
  • Co-ordinating the activities of the project team to ensure an integrated and client-focused approach
  • Carrying out regular site inspections to monitor progress of the works, including off-site inspections
    where required to monitor progress of pre-fabricated packages
  • Administration of the contract including payment and change control procedures
  • Monitoring of all project parameters including cost, time, quality and risk
  • Monitoring of the project team’s performance via key performance indicators
  • Managing all pre-completion activities, commissioning, testing and certification
  • Carrying out snagging inspection prior to practical completion
  • Carrying out final inspection and ensuring that any latent defects are resolved.
